No proprietary data. No paid feeds. Every component of every gauge traces back to a publicly-released dataset from a named source. If a number is on this site, you can verify it independently.
United States 🇺🇸
- FRED (Federal Reserve Economic Data) — Case-Shiller national (CSUSHPISA), metro components for New York / San Francisco / Miami, MSPUS median sales price, MORTGAGE30US 30-year fixed rate, CPIAUCSL inflation, MEHOINUSA672N median household income. Free, stable, well-documented API.
- Zillow Research — Zillow Home Value Index (ZHVI) smoothed per metro for absolute median prices, Zillow Days-to-Pending for the inventory-tightness signal, Zillow Observed Rent Index (ZORI) for the price-to-rent component.
- US Census Bureau ACS — metropolitan-area median household income for affordability normalization (2023 release).
Redfin Data Center (months-of-supply, sale-to-list, full days-on-market history) is in the pipeline but currently returns HTTP 403 from our server's IP range. We use Zillow Days-to-Pending as the substitute until access is restored.
Canada 🇨🇦
- Statistics Canada Web Data Service — New Housing Price Index (table 18-10-0205) for Canada national, Toronto, Vancouver, Calgary, Montréal. CPI All-items (table 18-10-0004) for inflation reference. Open Government Licence — Canada.
- Bank of Canada Valet API — 5-year posted mortgage rate, overnight rate. Free, real-time.
- StatsCan 2021 Census — metropolitan median household income (hardcoded, refreshed annually).
Australia 🇦🇺
- ABS Data API — Residential Property Price Indexes (RPPI dataflow), quarterly, eight Greater Capital City Statistical Areas. All-groups CPI (CPI_M dataflow) for inflation. Free, SDMX-JSON.
- Reserve Bank of Australia — F1.1 historical cash rate (CSV). Variable mortgage rate approximated as cash rate plus two percentage points.
- ABS 2021 Census — metropolitan median household income (hardcoded, refreshed annually).
National Australia series is synthesized as a population-weighted average of Sydney, Melbourne, Brisbane, Perth, and Adelaide, matching ABS's own published methodology for their eight-capital weighted average.
United Kingdom 🇬🇧
- HM Land Registry UK HPI — housePriceIndex and averagePrice by region, monthly, via the open SPARQL/JSON endpoint at landregistry.data.gov.uk. Used for Greater London, North West England (for Manchester), West Midlands (for Birmingham), City of Edinburgh, and City of Bristol.
- ONS CPIH — Consumer Price Index including Owner Occupiers' Housing costs, for the inflation reference in the momentum scoring.
- ONS ASHE — Annual Survey of Hours and Earnings, regional median earnings 2024 (hardcoded, scaled to household approximation).
- Bank of England — Bank Rate (currently 4.25%), with a typical 1.5-point spread to approximate the 5-year fixed mortgage rate.
Listed-equity leading indicators
Listed homebuilders and real estate ETFs are the only daily-fresh signal we use. Stock prices precede housing data by weeks to months; they're not a substitute for the underlying market data but they're a useful leading-indicator component in the momentum score.
