Every public source, named.

No proprietary data. No paid feeds. Every component of every gauge traces back to a publicly-released dataset from a named source. If a number is on this site, you can verify it independently.

United States 🇺🇸

  • S&P CoreLogic Case-Shiller Home Price Indices — national composite plus New York, San Francisco and Miami metro series, monthly via FRED.
  • FHFA All-Transactions House Price Index — quarterly metro series, used for Austin and Phoenix where Case-Shiller has no coverage.
  • Federal Reserve Economic Data (FRED) — median sales price, CPI, real median household income, months supply of new houses.
  • Freddie Mac Primary Mortgage Market Survey (PMMS) — 30-year fixed rate, retrieved via FRED.
  • Zillow Research — ZHVI home value index, ZORI rent index and mean days-to-pending, metro-level, monthly.
  • Redfin Data Center — metro inventory, days on market, sale-to-list ratio. Currently unavailable — Redfin withdrew public access to its bulk data files in September 2026.

Canada 🇨🇦

  • Statistics Canada — New Housing Price Index (table 18-10-0205) and CPI (18-10-0004), monthly, covering Toronto, Vancouver, Calgary, Montréal and the national series.
  • Bank of Canada — Valet API, posted and effective mortgage rate series.

Australia 🇦🇺

  • Australian Bureau of Statistics (ABS) — Residential Dwellings dataset (RES_DWELL), quarterly median transfer prices by capital city; CPI and the monthly CPI indicator.
  • Reserve Bank of Australia (RBA) — statistical tables F1.1 (cash rate) and F6 (housing lending rates).

The ABS measure used here is established house transfers. ABS publishes separate medians for established houses and for attached dwellings, and no combined figure — so Australian medians exclude apartments and units, and are not directly comparable with the US (Zillow ZHVI, all homes) or UK (Land Registry, all property) series.

United Kingdom 🇬🇧

  • HM Land Registry UK House Price Index — official regional and city HPI, monthly.
  • Office for National Statistics (ONS) — CPIH and earnings series via the ONS API.
  • Bank of England — Bank Rate and composite fixed mortgage rate series.

Listed-equity leading indicators

Listed homebuilders and real estate ETFs are the only daily-fresh signal we use. Stock prices precede housing data by weeks to months; they're not a substitute for the underlying market data but they're a useful leading-indicator component in the momentum score.

  • Canada: XRE.TO (REIT ETF), REI-UN.TO, CAR-UN.TO, SRU-UN.TO
  • Australia: VAP.AX (real estate ETF), SCG.AX, GMG.AX
  • UK: TW.L (Taylor Wimpey), PSN.L (Persimmon), BWY.L (Bellway), BTRW.L (Barratt Redrow)
